How often to replace hotel mattresses (and how to extend their life)
Compartir
Short answer
There is no legally fixed lifespan. As a guideline, with high occupancy, a hotel mattress usually starts showing signs of wear after around 5 years; with lower occupancy and good maintenance, it can last much longer. More than the date, what matters is the condition of the mattress: when dips appear or complaints arise, it's time.
What determines the lifespan of a hotel mattress
- Occupancy: a city hotel open all year round experiences much more wear than seasonal accommodation.
- The type of mattress: high-density foam and quality pocket springs withstand rotation better than domestic mattresses.
- Maintenance: flipping, rotating, and protecting the mattress can extend its life by several years.
- The base: a base that sags or creaks deforms the mattress prematurely.
Signs it's time to replace
- Visible dips in the sleeping area or edges that sag when you sit down.
- Complaints in reviews about sleep, back pain, or "the bed".
- Noises when moving on spring mattresses.
- Stains or odors that won't come out despite the protector and cleaning.
- Differences between rooms: if some beds are clearly worse than others of the same model.
How to extend the life of mattresses
Protector from day one
A waterproof and breathable protector prevents liquids and sweat from reaching the core. It is the cheapest option and the one that extends the life of the mattress the most. Keep spares to change it with every cleaning.
Flip and rotate with a schedule
Double-sided mattresses, such as the H Compact and the H SAC, are flipped and rotated every 2-3 months to distribute wear between the two sides and between the head and foot. Single-sided mattresses, such as the ProSuite, are rotated from head to foot. The most practical way is to mark it on the housekeeping calendar by floor.
Air out and inspect
Airing out the room between stays and inspecting the mattress when changing the protector allows you to detect stains or deformations before they become a complaint.
Take care of the base
Check that the bases do not creak or have sunken areas. A firm and ventilated base, such as our Samos upholstered base, helps the mattress maintain its shape. Especially in hotel beds and upholstered bases.
How to plan the replacement
- Take inventory of mattresses by room, with the model and year of purchase.
- Replace in phases (floors, types, or low season) so you don't have to close rooms during peak occupancy.
- Standardize models and sizes: replacing and buying bed linen becomes easier.
- Keep a small stock for incidents.
- Compare by cost per night, not just by price: a mattress that lasts longer usually ends up being cheaper.
The warranty also counts
Mattresses in our hotel range have a 3-year warranty covering manufacturing defects. Keep it together with the technical data sheet of each model: it will help you replace the same mattress later.
Frequently asked questions
Can a topper extend the life of an old mattress?
It can improve the feel for a few weeks, but it does not correct a sunken core. If the mattress is already deformed, it's time to replace it.
Is it the same in a tourist apartment?
Yes, with the same logic: it depends on occupancy and maintenance. We explain it in what mattress to put in a tourist apartment.
